I'm Frank Perea. I've spent 24 years in the mortgage industry, including the last 16 as a licensed loan originator. Over that time, I've learned that most homebuyers don't need more sales pressure. They need someone who will explain the numbers, answer the hard questions, and help them understand what their next step should be.

Who I Am

Where I Started

I was born in Fort Stockton and raised in Pecos, and although my career took me to different parts of the country, West Texas has always been home.

I got into the mortgage business almost by accident. At 18, my first real job was in the collections department of a mortgage company. A couple of years later, I became a traveling loan officer, driving across Texas and Oklahoma to sit at veterans' kitchen tables and walk them through VA refinance loans.

From there, I spent eight years as a loan processor in Albuquerque, Pittsburgh, and Denver. That experience gave me a different perspective when I eventually became a loan originator. I had already spent years behind the scenes learning what it actually takes to get a mortgage from application to closing.

My wife, Cinthia, and I eventually made the decision to come back to West Texas to raise our family close to their tíos, tías, primos, and abuelos. That's also when I got my loan originator license and began building my own mortgage business.

The first year wasn't easy. I worked nights at Home Depot while building the business during the day.

Sixteen years later, I'm still originating mortgages here in West Texas. And after helping hundreds of families, I've learned that most homebuyers don't need someone to sell them on buying a home. They need someone who can help them understand the numbers, answer their questions, and tell them where they actually stand.

How I Work

What That Looks Like in Practice

Buying a home comes with a lot of numbers and a lot of decisions. I don't expect you to already understand all of it. My job is to explain it clearly so you can make a decision you feel comfortable with.

I walk you through the numbers.

We'll go over the current market and your actual numbers, including your down payment, closing costs, rate options, and estimated payments. I want you to understand how everything fits together, not just leave with a payment. You'll also get a copy of what we discussed so you don't have to remember it all.

I show you the options and the tradeoffs.

There's not always one "best" mortgage option. Some buyers would rather keep more cash in their pocket, while others are comfortable paying more upfront for a lower rate. I'll show you the differences, explain the pros and cons, and help you decide what makes the most sense for you.

If you're not ready today, I'll tell you what needs to happen next.

Not qualifying right now doesn't mean you'll never be able to buy a home. If something is holding you back, I'll explain what it is and give you specific things to work on so we can try again in the future.

We look for a path forward, even when the answer today is no. Sometimes a loan doesn't work the first way we try it, or a buyer simply isn't ready yet. We'll look at the available options, and if the numbers still don't work, we'll explain what needs to change so you know what to work toward.
